River Island Ranch POA
The River Island Ranch Property Owners Association (POA) is located in South Fork, Colorado, nestled in the scenic San Juan Mountains. This community offers large-acreage lots with breathtaking views and private access to the Rio Grande River and the Rio Grande National Forest.

ANNUAL MEMBERSHIP MEETING
The Board has selected Saturday, August 15, 2026, for our annual membership meeting and celebration. The business meeting will be held from 10:00AM – 12:00PM, with a BBQ feast and live music immediately following.
NEXT BOARD MEETING
The next meeting of the RIRPOA Board of Directors is scheduled for Tuesday, June 9, from 5PM-7PM. The focus of this month’s meeting will be planning for the upcoming Annual Meeting in August, including reviewing a preliminary budget for next year.

FRONTIER PROPERTY MANAGEMENT
The Board has voted to employ an onsite, internal property management company owned by Lis and Bob Frank to oversee daily operations. The decision addresses the need to establish stability, daily oversight, and a more full-time approach to self governance. Background and details are included in the May Bridge Newsletter.
CABIN RESERVATION FEES & PEAK SEASON CHANGES
The Board has voted to change the cabin reservation fees to a standard year-round rate of $50/night beginning October 1, 2026. This change is required to cover the increasing costs of cleaning and maintenance. With the 3-night minimum reservation requirement, the minimum reservation fee will be $150.
The Board has also agreed to shorten the restriction of only 2 cabin reservations per member from the current Peak Season definition of May 1 to October 1 to the new Peak Season definition of Memorial Day through Labor Day. This will allow members to enjoy cabin use more often before and after the new Peak Season dates.
As a reminder, there is an $85 mandatory cancellation fee applied to all existing and future reservations. This is necessary to ensure fulfillment of promised revenue to our cleaning service and to cover our credit card service fees lost during the booking process. This cancellation fee will be implemented regardless of when the reservation is cancelled.
Please review and cooperate with the updated guidelines provided by the Club Executive Committee to keep our amenities in the best condition for all to enjoy.
ATV USE ETIQUETTE
Please respect the posted speed limits when driving ATVs within our community. Under no circumstances should an ATV be driven across a member’s property unless access has been expressly granted by the owner of that property to the ATV operators.
ISLAND LAND PURCHASE
On February 13, the Board of Directors closed on the real estate purchase from Casey Kimbrell of 3 acres on the island, as highlighted in the image and further detailed in the February 2026 Bridge Newsletter.
This purchase more than doubles our island acreage and expands our riverfront by around 160 yards. As part of this purchase, in addition to now owning half the island, Casey has agreed to allow River Island Ranch members access for fishing the entire riverfront on the island, including on Casey’s portion of the island.
While we have no intention of developing any portion of this acquisition, we consider this purchase of additional river frontage to be an investment asset that increases the value of River Island Ranch.
We paid for half of the $300,000 purchase amount at the closing using funds from our Reserve account. Casey Kimbrell has agreed to interest-free seller financing for the balance of the amount for the next 3 years, in three equal installments of $50,000/year.
We plan to make these payments for 3 years using money saved in our operating budget as well as an increase of $175 to our annual assessments. Invoices for annual assessments totaling $700/lot were sent out in January. If you have not already submitted your payment, we ask that you please do so promptly.
